The Ridge Line – March 2024

Country Club Ridge Tenants Corp Board of Directors
The Ridge Line – March 2024

HAPPY SPRING! Another winter has come and gone, and CCR is gearing up for spring cleaning, warmer weather and outdoor activities. Our Garden Committee will be spiffing up the communal garden and our landscapers will soon be planting flowers and new trees. The CCR swimming pool will be readied for the 2024 season. For our CCR kids, the CCR Playground Committee has some fun events in the works!

Annual Shareholders’ Meeting
The annual CCR Shareholders’ Meeting is scheduled for Thursday, June 6th at 7:30 p.m. sharp at the Sacred Heart School Gym located at 59 Wilson Street in Hartsdale. Four Board seats will be up for re-election. Details on the annual meeting, the election, and a blank proxy will follow from Douglas Elliman Property Management. All shareholders are strongly encouraged to attend the annual meeting in order to elect Board members, discuss important matters, share concerns, and make suggestions on how to better our CCR community. Without a quorum (over 50% of shares represented), the meeting will end with no voting. If you cannot attend, please sign and deliver your proxy to the person of your choice to vote your shares on your behalf and help meet the quorum; alternatively, you can return your proxy before the meeting to the Maintenance Office, or by email to adam.hamdy@ellimanpm.com for quorum purposes only.

Bob Voss Retirement Party
As you may know, our Superintendent Robert “Bob” Voss, who started working at CCR in April 1988, is retiring at the end of March. We are planning a retirement party on Saturday, June 1st from 12:00 noon to 2:00 p.m. to provide all residents an opportunity to express their best wishes to Bob and to mingle with neighbors and staff. The event will be held in the 10-20 Rockledge Road courtyard. Refreshments will be provided by local merchants. The rain date for Bob’s Retirement Party is Sunday, June 2nd, from 12 to 2 p.m.

New Superintendent
After careful consideration of many qualified candidates, the Board has hired Mr. Rene Mendez as CCR’s new Superintendent. Rene comes to us with 20 years of hands-on experience and we are lucky to have him at CCR. Kevin McGee will continue as Assistant Superintendent. The Maintenance Office is open seven days a week from 8 a.m. to 5 p.m. and can be reached at (914) 723-1919. Always leave a message if no answer so you can get a call back from Rene or Kevin.

Calling All CCR Gardeners!
Anyone who was assigned a communal garden plot in 2023 must re-confirm their intention to work their assigned plot in the 2024 season. Please send an email to CCRCoopGarden@gmail.com with your name and unit address to confirm if you will be using your assigned plot this year. Residents wishing a first-time plot may send an email to CCRCoopGarden@gmail.com with their name, full CCR address, and telephone number, to be placed on the waiting list. Garden plots that are still unconfirmed by Saturday, April 20th will be assigned to residents on the waiting list on a first-come, first-served basis. The Garden Committee invites all CCR communal gardeners to join us for a cleanup day on Saturday, April 27th (rain date April 28) at 11 a.m.

Parking Guidelines
Any car that does not have an authorized CCR parking sticker, or a valid 24-hour visitor parking pass, is subject to being booted with or without warning. The visitor parking passes must be filled out properly with no cross-outs. For any concerns about your parking decal or visitor passes, please contact the Maintenance Office at (914) 723-1919. CCR residents with assigned garage parking spots must keep their cars in the garage overnight to leave outdoor spots open for other CCR residents.

Drive Slowly!
Residents and their visitors should drive slowly and carefully at all times but especially now that there will be more strollers and children outside. Driving the wrong way on Rockledge Road is dangerous and illegal. Residents should always walk on the sidewalks where available. There will be asphalt repairs in the coming weeks so please be patient if there are parking restrictions.

Trash Etiquette
Keeping our grounds beautiful for all residents to enjoy is a team effort! Littering of cigarette butts, tissues, water bottles, candy wrappers, etc. is strictly prohibited on the grass, walkways, and parking lots. Household trash and recycling should be placed outside your units between 6 a.m. and 8 a.m. only. Garbage bags should be tied well, and recycling should be rinsed clean to reduce odors. Take care to prevent soiling or leaking of your trash on the hallway floors and avoid leaning dirty or sharp objects against the walls. Please take your large trash items such as furniture or paint cans to the dumpsters and not to the outdoor trash cans.

Laundry Room Etiquette
Hercules has completed the installation of new equipment in our laundry rooms. Residents may use the laundry rooms only between the hours of 7 a.m. and 10 p.m. during the week and from 9 a.m. to 10 p.m. on weekends and holidays. Be sure to remove your laundry from washers and dryers promptly, clean any debris left in the washers, empty the dryer lint traps, and treat others’ clothing with respect if something gets left behind. If any of the washers or dryers malfunction or if you lose money, contact Hercules with the details (see posters in the laundry rooms) so you can be refunded and so they can repair or replace the machine.

Seasonal Reminders

  • Smoke Detectors and Carbon Monoxide Detectors are required in every unit, and now is the time for your quarterly testing. Do a sound test of all your smoke detectors and carbon monoxide detectors and be prepared with replacement batteries. This ensures everyone’s safety and is also required by law.
  • Tag your outdoor furniture and grills! If the maintenance team doubts the safety or finds something in disrepair that is not tagged, it is obligated to remove it.
  • Detached propane tanks are not allowed anywhere on the premises and will be removed by staff.
  • Barbecuing may only be done if at least 25 feet away from any CCR building; new BBQs may be no more than 3’ wide, with short covers; smoker grills are not allowed.
  • Unattended items other than lawn furniture or barbecue grills pose tripping hazards and may be removed by staff without notice.
  • To keep away unwanted animals, birdseed feeders are not allowed on any outdoor premises and no household garbage may be tossed into any outdoor trash bins except closed dumpsters.

The Board of Directors Wishes Everyone a Wonderful Spring!

The Ridge Line – March 2022

HAPPY SPRING!  Another winter has come and gone, and CCR is gearing up for spring cleaning, warmer weather and outdoor activities.  Our Garden Committee will be spiffing up the communal garden and our landscapers will soon be planting flowers and new trees.  The CCR swimming pool will be readied for opening on Memorial Day. For our CCR kids, our brand-new playground will be installed at the top of the hill this spring so keep an eye out for a memo announcing the grand opening!

Annual Shareholders’ Meeting – Save the Date

The annual CCR Shareholders’ Meeting is planned to be held outdoors again in the 10-20 Rockledge courtyard, on Thursday, June 9th (rain date Tuesday, June14th).  More details will follow from Douglas Elliman Property Management.  As always, all shareholders are encouraged to attend the annual meeting in order to elect Board members, to be informed of any community matters, to share any concerns, and to make suggestions on how to better our CCR community.

Calling All CCR Gardeners!

It is now time for anyone who was assigned a communal garden plot in 2021 to re-confirm their intention to work their assigned plot in the 2022 season. Garden plots that are still unconfirmed by Sunday, April 10th will be assigned to residents on the waiting list on a first-come, first-served basis. The Garden Committee invites all CCR communal gardeners to join us for a cleanup day on Saturday, April 23 (rain date April 24) at 11 a.m.

Trash Etiquette

Keeping our grounds beautiful for all residents to enjoy is a team effort!  Remember that our common areas are all areas outside of your own apartment. Take care to prevent any soiling or leaking of your trash on the hallway floors and avoid leaning dirty or sharp objects against the walls. Also, please take your household items such as furniture, paint cans, or other large items to the dumpsters and not to the outdoor trash cans.

Hallway Painting

Over the next few weeks, our staff will be re-painting portions of our building hallways, starting with those hallways in most need of touchups.  Residents of those buildings will be notified by memo when the painting will take place, so keep a lookout on your hallway bulletin boards and watch for any “Wet Paint” signs!

Parking Guidelines

New parking decals were distributed last fall.  If your car does not have the new sticker on the right rear window, as of April 1st you are subject to being booted.  The visitor parking passes must be filled out properly with no cross outs.  For any concerns about your parking decal or visitor passes, please contact the maintenance office at 914-723-1919. CCR residents with assigned garage parking spots should always use their garage spots, to keep as many outdoor spots as possible available for other CCR residents.

 Drive Slowly!

Residents and their visitors must drive slowly and carefully at all times but especially now that there will be more strollers and children outside.  There have been reports of cars driving the wrong way on Rockledge Road, which is not permitted under any circumstance.  Always use the sidewalks where available.  We will be consulting with the Town of Greenburgh on measures to improve pedestrian safety at the busy intersections of Rockledge Road and East Hartdale Avenue.

Laundry Room Etiquette

Remember, we live here! Residents may use the laundry rooms only between the hours of 7 a.m. and 10 p.m. during the week and from 9 a.m. to 10 p.m. on weekends and holidays.  Wearing of masks and social distancing is mandatory in our laundry rooms regardless of age, health or vaccine status.

  • Smoke Detectors and Carbon Monoxide Detectors are required in every unit, and now is the time for your quarterly battery testing. Do a sound test of all your smoke detectors and carbon monoxide detectors and be prepared with replacement batteries.  This not only ensures your safety and those of other residents, but is also required by law.
  • Tag your outdoor furniture and grills! If the maintenance team doubts the safety or finds something in disrepair that is not tagged, it is obligated to remove it.
  • Detached propane tanks are not allowed anywhere on the premises and will be removed by staff.
  • Barbecuing may only be done if at least 25 feet away from any CCR building.
  • Do not leave shovels, tools, toys, scooters, or bikes outside or in the garage; keep them in your apartment or storage unit. Unattended items other than lawn furniture or grills pose tripping hazards and may be removed without notice.
  • To keep away unwanted animals, birdseed feeders are not allowed on any outdoor premises and no household garbage may be tossed into any outdoor trash bins except closed dumpsters.

SUGGESTIONS are always welcome!  Feel free to contact Bob Voss or Kevin McGee of the CCR Maintenance Office at 914-723-1919 between the hours of 8 a.m. and 5 p.m., or write to the CCR Board by email to Board@CountryClubRidge.Org.  Responses to emails, if necessary, are made by our CCR property manager James Flaherty of Douglas Elliman Property Management.  Wishing everyone a wonderful spring!

Reminder – any CCR residents who have tested positive for COVID-19 are required to self-quarantine and to notify Bob Voss or Kevin McGee of the Maintenance Office at 914-723-1919 or James Flaherty of Douglas Elliman Property Management at 212-692-8445 so that staff can exercise increased caution when providing services to your building. Your personal information will not be disclosed to other residents.

AS SUMMER slowly comes to a close, we hope that CCR residents will continue to enjoy our beautiful grounds and the CCR swimming pool.  The pool is scheduled to remain open through Labor Day Monday.

Summer Social Gathering at CCR

The Board is planning an End of Summer Social to be held on Saturday, September 18th, from 12:00 to 2 p.m., in the courtyard of 10-20 Rockledge Road (location of the past two Annual Meetings).  This is an excellent opportunity to mingle with neighbors, enjoy some refreshments, and to chat with members of the Board. Chairs will be provided. More details will follow in a memo to all residents over the next couple of weeks.

Community Garden and Playground

This has been a great year for the busy gardeners of our Community Garden!  Anyone interested in using a garden plot for the 2022 garden season can email the CCR Garden Committee at CCRCoopGarden@gmail.com to be placed on the waiting list.  Starting in 2022, anyone using two or more garden plots (that are not next to each other) will be limited to one plot, so that residents on the waiting list will have an opportunity to enjoy the Community Garden. All gardeners will need to confirm to the Committee each April that they will be actively using their plot for that season. The Garden Committee maintains a map of all plots and their gardeners, which will be updated each year.  In addition, the CCR Playground next to the Community Garden will be redesigned and refitted with all new play structures by next spring if not sooner!

Parking at CCR

Please check that the CCR parking decal attached to the rear-view mirror of your car is still in its place. There will soon be NEW parking decals which residents can request from the main office and which must be affixed by the superintendent or a member of the maintenance staff.  Only vehicles registered to CCR addresses and to CCR residents are eligible for a new decal. Details will be distributed soon to all residents.  As a reminder, residents with garage parking spots should always use their assigned spots, to free up as many outdoor spots as possible for other residents.

Recycling Textiles at CCR

CCR continues to participate in the USAgain Textile Recycling Program. Indoor bins are located in the laundry room of building 133, as well as outside the laundry room in building 52 and inside the laundry room on the side of building 61. These bins are for disposing of used but clean and dry clothing, bedding, towels, shoes, sneakers, etc., in any condition.  Please bag all the items you are disposing of and place them in the bins for pickup.  Go to the USAgain website at www.usagain.com to learn more about why Textile Recycling is so important for the safety and future of our environment.

Laundry Room Health & Safety

It is urgent for everyone to use safe practices in our shared spaces such as the laundry rooms.   While our staff regularly cleans the laundry facilities, it is important to do the following:

  • WEAR A MASK!
  • Make sure you have washed your hands thoroughly with soap before leaving your home. Remember that using laundry machines involves touching buttons and door handles.
  • Do not shake your dirty laundry before loading!  Shaking releases huge amounts of unclean particles in the air which land on surfaces. Then use the highest temperature washer and dryer settings allowed for your clothing and bedding – the hotter, the better.
  • If you can, bring your own sanitizing wipes for machine handles, buttons, and rolling baskets.
  • Adhere to the hours of 7:00 a.m. to 10:00 p.m. weekdays and 9:00 a.m. to 10:00 p.m. weekends and holidays.  Remember, your neighbors live above the laundry rooms!
  • Be sure to remove your laundry from washers and dryers promptly, clean any debris from inside the machines, empty the lint traps, and treat others’ clothing with respect if anything gets left behind.
  • Social distancing is key! While in the laundry room, keep as far away from others as you can, no matter your age, your vaccine status, or your health.  Fold your clean clothes in your apartment to reduce contact with surfaces that others have touched.  We are relying on you to reduce crowding in the laundry rooms.  If you see that half or more of the machines are in use, go back home with your laundry and check later to see if the room is less crowded.
  • If any machine malfunctions or if you lose money, contact Hercules (see posters in laundry room) with the machine number and the details so you can be refunded and so they can repair or replace the machine.

Seasonal Reminders

  • Smoke and Carbon Monoxide Detectors are required in every unit and now is the time for your quarterly battery testing.  Do a sound test of all your smoke detectors and carbon monoxide detectors and be prepared with replacement 9-volt batteries.  This not only ensures your safety and those of other residents but is also required by law.
  • Tag your outdoor furniture and grills!  If the maintenance staff finds something in disrepair or doubts its safety and it is not tagged, they are obligated to remove it.
  • Detached propane tanks are not allowed anywhere on the premises.
  • Barbecuing may only be done if at least 25 feet away from any CCR building.
  • Don’t store shovels, tools or toys outside or in the garage; keep them in your apartment or storage unit. Unattended items other than lawn furniture or grills pose tripping hazards and may be removed without notice.
  • To keep away unwanted animals, birdseed feeders are not allowed on outdoor premises, and household garbage may not be tossed into any outdoor trash bins except closed dumpsters.
