HAPPY SPRING! Another winter has come and gone, and CCR is gearing up for spring cleaning, warmer weather and outdoor activities. Our Garden Committee will be spiffing up the communal garden and our landscapers will soon be planting flowers and new trees. The CCR swimming pool will be readied for the 2024 season. For our CCR kids, the CCR Playground Committee has some fun events in the works!

Annual Shareholders’ Meeting
The annual CCR Shareholders’ Meeting is scheduled for Thursday, June 6th at 7:30 p.m. sharp at the Sacred Heart School Gym located at 59 Wilson Street in Hartsdale. Four Board seats will be up for re-election. Details on the annual meeting, the election, and a blank proxy will follow from Douglas Elliman Property Management. All shareholders are strongly encouraged to attend the annual meeting in order to elect Board members, discuss important matters, share concerns, and make suggestions on how to better our CCR community. Without a quorum (over 50% of shares represented), the meeting will end with no voting. If you cannot attend, please sign and deliver your proxy to the person of your choice to vote your shares on your behalf and help meet the quorum; alternatively, you can return your proxy before the meeting to the Maintenance Office, or by email to adam.hamdy@ellimanpm.com for quorum purposes only.

Bob Voss Retirement Party
As you may know, our Superintendent Robert “Bob” Voss, who started working at CCR in April 1988, is retiring at the end of March. We are planning a retirement party on Saturday, June 1st from 12:00 noon to 2:00 p.m. to provide all residents an opportunity to express their best wishes to Bob and to mingle with neighbors and staff. The event will be held in the 10-20 Rockledge Road courtyard. Refreshments will be provided by local merchants. The rain date for Bob’s Retirement Party is Sunday, June 2nd, from 12 to 2 p.m.

New Superintendent
After careful consideration of many qualified candidates, the Board has hired Mr. Rene Mendez as CCR’s new Superintendent. Rene comes to us with 20 years of hands-on experience and we are lucky to have him at CCR. Kevin McGee will continue as Assistant Superintendent. The Maintenance Office is open seven days a week from 8 a.m. to 5 p.m. and can be reached at (914) 723-1919. Always leave a message if no answer so you can get a call back from Rene or Kevin.

Calling All CCR Gardeners!
Anyone who was assigned a communal garden plot in 2023 must re-confirm their intention to work their assigned plot in the 2024 season. Please send an email to CCRCoopGarden@gmail.com with your name and unit address to confirm if you will be using your assigned plot this year. Residents wishing a first-time plot may send an email to CCRCoopGarden@gmail.com with their name, full CCR address, and telephone number, to be placed on the waiting list. Garden plots that are still unconfirmed by Saturday, April 20th will be assigned to residents on the waiting list on a first-come, first-served basis. The Garden Committee invites all CCR communal gardeners to join us for a cleanup day on Saturday, April 27th (rain date April 28) at 11 a.m.

Parking Guidelines
Any car that does not have an authorized CCR parking sticker, or a valid 24-hour visitor parking pass, is subject to being booted with or without warning. The visitor parking passes must be filled out properly with no cross-outs. For any concerns about your parking decal or visitor passes, please contact the Maintenance Office at (914) 723-1919. CCR residents with assigned garage parking spots must keep their cars in the garage overnight to leave outdoor spots open for other CCR residents.

Drive Slowly!
Residents and their visitors should drive slowly and carefully at all times but especially now that there will be more strollers and children outside. Driving the wrong way on Rockledge Road is dangerous and illegal. Residents should always walk on the sidewalks where available. There will be asphalt repairs in the coming weeks so please be patient if there are parking restrictions.

Trash Etiquette
Keeping our grounds beautiful for all residents to enjoy is a team effort! Littering of cigarette butts, tissues, water bottles, candy wrappers, etc. is strictly prohibited on the grass, walkways, and parking lots. Household trash and recycling should be placed outside your units between 6 a.m. and 8 a.m. only. Garbage bags should be tied well, and recycling should be rinsed clean to reduce odors. Take care to prevent soiling or leaking of your trash on the hallway floors and avoid leaning dirty or sharp objects against the walls. Please take your large trash items such as furniture or paint cans to the dumpsters and not to the outdoor trash cans.

Laundry Room Etiquette
Hercules has completed the installation of new equipment in our laundry rooms. Residents may use the laundry rooms only between the hours of 7 a.m. and 10 p.m. during the week and from 9 a.m. to 10 p.m. on weekends and holidays. Be sure to remove your laundry from washers and dryers promptly, clean any debris left in the washers, empty the dryer lint traps, and treat others’ clothing with respect if something gets left behind. If any of the washers or dryers malfunction or if you lose money, contact Hercules with the details (see posters in the laundry rooms) so you can be refunded and so they can repair or replace the machine.

Seasonal Reminders

  • Smoke Detectors and Carbon Monoxide Detectors are required in every unit, and now is the time for your quarterly testing. Do a sound test of all your smoke detectors and carbon monoxide detectors and be prepared with replacement batteries. This ensures everyone’s safety and is also required by law.
  • Tag your outdoor furniture and grills! If the maintenance team doubts the safety or finds something in disrepair that is not tagged, it is obligated to remove it.
  • Detached propane tanks are not allowed anywhere on the premises and will be removed by staff.
  • Barbecuing may only be done if at least 25 feet away from any CCR building; new BBQs may be no more than 3’ wide, with short covers; smoker grills are not allowed.
  • Unattended items other than lawn furniture or barbecue grills pose tripping hazards and may be removed by staff without notice.
  • To keep away unwanted animals, birdseed feeders are not allowed on any outdoor premises and no household garbage may be tossed into any outdoor trash bins except closed dumpsters.
