Answers to Frequently Asked Questions


Place garbage and recyclable materials neatly outside apartment door in the morning  for daily pick-up, between 6:00 a.m. and 8:00 a.m.


Recyclables include boxes, papers, cans, bottles and plastic.  Bag recyclables separately please. If disposing of these items yourself, place boxes and papers in the black bin, and cans, bottles and plastic in the blue bin.


Current Garage Parking Fees:
Main Garage    (single space)       – $57.00/month
Main Garage    (double space)     – $95.00/month
Private Garage                             – $100.00/month


No moving in or out during evening hours or on weekends.


No construction or repair work shall be done in any apartment except on weekdays (not including holidays) and only between the hours of 8:30 a.m. and 5:00 p.m.  Please respect your neighbors’ peace and quiet during the evening and weekend hours.


All bathrooms must be properly grouted.  No washing machines, dryers or other heavy appliances shall be installed in any apartment.


The floors of each apartment must be covered with rugs or carpeting or equally effective noise-reducing material, to the extent that at least 80% of the floor area of each room is covered, excepting only kitchens, pantries, bathrooms, closets and the foyer.


Tenants, their families, guests and employees shall obey Town of Greenburgh parking regulations as well as CCR’s rules regarding driving and parking within CCR.  No motor vehicle shall be parked or kept so as to block access to or from garages or parking stalls. No motor vehicle shall be parked on landscaped areas, lawns, curbs, fire lanes or sidewalks. Motor vehicles without current licenses, registrations or inspection stickers shall be deemed abandoned and may be removed at owner’s expense. No motor vehicle with commercial license plates shall be kept or parked in any CCR designated parking spaces. Motor vehicles with flat tires that are not promptly repaired, and motor vehicles which display “for sale” signs, shall not be kept or parked in any CCR designated parking spaces.

MOTOR VEHICLES IN VIOLATION OF THESE PARKING RULES AND REGULATIONS WILL BE BOOTED OR TOWED AWAY, WITHOUT NOTICE, AT THE VEHICLE OWNER’S EXPENSE.


Maintenance Payments must be received by the managing agent before the 10th of each month.


VIOLATION OF HOUSE RULES NO. 10, 14, 19, 22, 23, 25, 28 AND 29 SHALL BE DEEMED TO BE A VIOLATION OF A SUBSTANTIAL OBLIGATION OF THE TENANCY OF THE LESSEE. PENALTIES AND MONTHLY FEES WILL BE IMPOSED IF THESE RULES ARE VIOLATED.
