IT’S MAY!
Our grounds are already alive with color, and the playground and pool are calling! Weather permitting, the CCR Swimming Pool will open on Saturday, May 24th. Residents can call the maintenance office to pick up their 2025 pool passes, but last year’s passes will also be honored.

Annual Shareholders’ Meeting We look forward to seeing you all at the Annual Meeting of Shareholders on Thursday, June 12th at 7:00 p.m. sharp at the Sacred Heart School GYM located at 59 Wilson Street in Hartsdale. NOTE: This is a date change from the previous Ridge Line. If you need a new blank proxy, they are available in the Maintenance Office. If you will be unable to attend the meeting, you may write in the name of the person you designate to vote your shares on your behalf; or, you can complete your ballot and email it with your proxy BEFORE the meeting to: liam.mullan@ellimanpm.com with copy to James.Flaherty@ellimanpm.com. Any shareholder who has not received the Annual Meeting Packet containing the candidate biographies, the election ballot, and a blank proxy, should email James Flaherty and Liam Mullan as soon as possible.

Renovations
We remind all residents that renovations require an executed alteration agreement and contractors’ proof of insurance, followed by management review and approval. Our superintendent should also be notified of upcoming work, once approved. Work done without authorization will incur a fine of $2,000. These rules are in place to protect the interests of all shareholders and ensure that renovations are done to town specifications, do not compromise the building’s structure or safety, and are completed within reasonable time frames. Fresher Water
We are pleased to announce that our maintenance staff has completed the installation of water filters throughout the complex to reduce sedimentation in our drinking water, showers and even our toilet tanks! The filters will be changed regularly to ensure the best possible quality of our tap water.

Spring Cleaning
Time to declutter! To keep our common areas clear, personal items must be stored inside your apartment or storage unit, not in hallways or outside. Use the bike rooms for adults’ and kids’ wheels of all sizes. Let’s keep our grounds free of litter and broken flower pots. It is important to put a sticker with your building and unit number on all your outdoor furniture or grills, since damaged or unsightly items can be removed by staff if not tagged. Tables and chairs must be designed for outdoor use (indoor furniture is not permitted) and should be in earth-tone colors (greens, browns, tans, and muted natural shades) to blend with our outdoor environment.

If You See Something, Say Something
See a missing light bulb, a leaking hose, or a tripping hazard? Please bring it to the attention of staff by calling 914-723-1919 from 8 a.m. to 5 p.m. If no answer, leave a voicemail with your name and address for a call back. The after-hours number for maintenance issues is 212-370-9200. For true emergencies such as smoke, suspected gas leaks, or suspicious activity, always call 911!

Smoke and Carbon Monoxide Alarms
The Board and Management cannot stress enough the importance of testing your Smoke and Carbon Monoxide Detectors for workability. These are mandatory in every unit and should be tested at least every three months. Do a sound test of all your smoke and CO detectors and be prepared with replacement 9-volt batteries if needed. This not only ensures your safety and those of your neighbors, but is required by law.

Report All Leaks
Please report a leaky faucet or running toilet to staff. We all pay for escalating water and sewer charges, and catching leaks now will minimize future maintenance increases. It could also prevent damage the leak might cause to another unit. Call the maintenance office at 914-723-1010 as soon as possible to expedite the repair.

Laundry Room Etiquette
Residents may use the laundry rooms between 7 a.m. and 10 p.m. during the week, and 9 a.m. to 10 p.m. on weekends and holidays. Be sure to remove all your laundry from washers and dryers promptly, clean any debris inside, empty the dryer lint traps, and treat others’ clothing with respect if something gets left behind. Remember the trash cans are for laundry debris only, and should never be used for unhygienic or household trash. If any machines malfunction or you lose money, contact Hercules (see posters in the laundry rooms) with the machine number and location so you can be refunded and they can repair or replace the machine.

Other Seasonal Reminders

  • Detached propane tanks are not allowed anywhere on the premises and will be removed by staff.
  • Barbecuing may only be done if at least 25 feet away from any CCR building; new BBQ grills may be no more than 3’ wide, with short covers; smoker grills are not allowed.
  • To keep away unwanted animals, birdseed feeders are not allowed on outdoor premises and household garbage may not be placed into any outdoor trash bins except closed dumpsters.

Upcoming Events
The CCR Playground Committee has planned a free Halloween Costume Play Date for October 26th at the main playground for CCR children, parents and caregivers, with refreshments, 10 a.m. to 12 p.m. The Playground Committee’s Fall Swap of gently used clothes (babies to teens), books and toys, which was postponed due to weather, will be held at the main playground on November 9th.

The Heat is On
Now that cooler weather is here, please keep outside hallway doors closed and the areas around your radiators clear, and either remove your A/C units or make sure they are sealed from the cold. If you have concerns about your radiators’ performance, you can request a maintenance check by emailing CCRService@CountryClubRidge.org or calling the Superintendent’s office at (914) 723-1919.

Co-op Homeowner Insurance
The CCR House Rules require each shareholder to maintain up-to-date coop/condo owners’ insurance coverage naming Country Club Ridge Tenants Corp. as “certificate holder” with minimum $300k general liability, $50,000 property damage, and $50,000 contents damage or loss. It is important to include any items in a CCR storage unit as well as prior improvements or planned improvements in your policy. Send your updated proof of coverage upon renewal to james.flaherty@ellimanpm.com but no later than December 15, 2024. Alternatively, you may send your proof of insurance documentation by mail to James Flaherty, Douglas Elliman Property Management, 675 3rd Avenue, New York, NY 10017.

Parking
In order to have enough outdoor spots available to CCR residents, garage spot holders are never permitted to park in an outdoor spot overnight and may be fined or have their garage spot revoked if they do so. Our roof and chimney project at buildings 151-159 has created a parking crunch for many residents, so it is vital that those with garage spots keep their cars in the garage at all times until the work ends in November. Thank you all for your patience during this time.

Trash Service
As a reminder, there is no garbage pickup on union holidays or days with more than 3 inches of snow. On those days, please take your household trash and recycling to the main dumpsters, or bring it back inside your unit to put out the next morning between 6 a.m. to 8 a.m. If you put your trash out too late and miss the pickup, you will also need to take it to the dumpster or bring it back inside until the next morning. This ensures a clean environment for everyone.

Our Laundry Rooms
It is everyone’s responsibility to keep our shared spaces clean. While our staff regularly cleans the laundry facilities, it is important to do the following:

  • If you can, bring your own sanitizing wipes for machine handles, buttons, and rolling baskets.
  • Do not shake your dirty laundry before loading! Shaking releases huge amounts of unclean particles in the air which are breathed in and land on surfaces.
  • Use the highest temperature washer and dryer settings allowed for your clothing and bedding to combat germs.
  • ONLY use the trash receptacles in the laundry rooms for laundry-related debris such as lint, dryer sheets, packaging, or pocket contents– NEVER for household or unhygienic garbage.
  • Set a timer to remove your laundry from washers and dryers promptly.
  • After use, clean any debris from inside the machines, empty the lint traps, and treat others’ clothing with respect if it gets left behind.
  • Respect the hours of 7 a.m. to 10 p.m. weekdays and 9 a.m. to 10 p.m. weekends and holidays.
  • If any machine malfunctions or you lose money, contact Hercules (see posters in laundry room) with the machine number, building address, and details, so you can be refunded and they can repair or replace the machine.

Smoking Rules

We wish to remind all residents that, as written in the House Rules, smoking is not permitted in any common areas. Smoking should also never be done within 25 feet of any CCR building. Thank you all for your cooperation.

Seasonal Reminders
❖ Working smoke and carbon monoxide detectors are required by law in every unit, so do a sound test of all your smoke and carbon monoxide alarms. If necessary, be prepared with replacement 9-volt batteries. This ensures the safety of everyone in your household, as well as your neighbors.
❖ Tag your outdoor furniture and grills! If the maintenance team doubts the safety of something or sees something in disrepair that is not tagged, it has the obligation to remove it.
❖ Detached propane tanks are not allowed anywhere on the premises.
❖ Do not leave personal items outside or in the garage; keep them in your apartment or storage unit. Unattended items other than lawn furniture or grills pose tripping hazards and may be removed without notice.
❖ To keep away unwanted animals, birdseed feeders are not allowed on any outdoor premises, no household garbage may be tossed into any outdoor trash bins except closed dumpsters, and all building entrance doors must be kept closed.
