Hello Everybody! It has been a busy spring at CCR, with many capital improvements in the works. Over the next few weeks, there will be renovations made in the areas of roofing, asphalt repair, chimney upgrades, foundation waterproofing, landscaping, and of course the CCR swimming pool. We ask for your patience and cooperation with regard to any temporary inconveniences you may encounter in the process, such as parking restrictions, scaffolding or tunneling, trucks and equipment, etc.
Annual Shareholders’ Meeting
We look forward to seeing you all at the Annual Meeting of Shareholders on
Tuesday, May 21st at 7:30 p.m. sharp at the Sacred Heart School Gym located
at 59 Wilson Street in Hartsdale. If you need a new blank Proxy, they are available in the Maintenance Office. If you are unable to attend the meeting, please sign and deliver your proxy to the person of your choice so that such person can vote your shares on your behalf; or, you can return your proxy before the meeting by email to email@example.com.
CCR Spring Social
We also look forward to seeing you at the CCR Spring Social planned for
Saturday, May 25th from 12:00 noon to 2:00 p.m. to provide all residents an opportunity to mingle with familiar faces as well as new neighbors. The event will be held in the 10-20 Rockledge Road courtyard. Refreshments will be provided by
local merchants, so just bring yourselves! The rain date for the Spring Social is Sunday, May 26th, 12 to 2 p.m.

This is a secure site which requires you to create a login. Please join this site so you can have regular access to upcoming events and current information regarding our grounds and amenities, parking rules, insurance requirements, recent editions of the Ridge Line, and much more.
As a reminder, please make sure your required homeowners’ insurance policy includes coverage for any prior or planned improvements such as kitchen/bathroom renovations or new flooring, as well as relocation expenses in the event of fire or flood.
Summer Tag Sale
We are happy to announce that the annual CCR Community Tag Sale is planned for Saturday, July 13th (weather permitting – rain date is July 20th). Sale hours will be
10 a.m. to 5 p.m. with earliest setup at 9:00 a.m. and all items removed by 6 p.m. Location will be the Pedestrian Way at E. Hartsdale Avenue and Rockledge
Road. Residents who wish to sell items at the tag sale must register by emailing Board Secretary Dina Novikova at firstname.lastname@example.org or by calling/texting
914-661-8050 no later than Friday, July 5th. Participants are to bring their items to sell and their own table/chairs, tags/markers, water/snacks, and cash to make change, and will share the responsibility of putting up posters and flyers (to be provided to participants). This is a great opportunity to de-clutter, make cash, and socialize!
- Smoke and Carbon Monoxide Detectors are required in every unit and now is
the time for your quarterly battery testing. Do a sound test of all your smoke detectors and carbon monoxide detectors and be prepared with replacement
9 volt batteries. This not only ensures your safety and those of other residents, but is also required by law.
- Tag your outdoor furniture and grills! If the maintenance team doubts the
safety or finds something in disrepair that is not tagged, it has the obligation
to remove it.
- Detached propane tanks are not allowed anywhere on the premises.
- Barbecuing may only be done if at least 25 feet away from any CCR building.
- Don’t store shovels, tools or toys outside or in the garage; keep them in your apartment or storage unit. Unattended items other than lawn furniture or grills pose tripping hazards and may be removed without notice.
- To keep away unwanted animals, birdseed feeders are not allowed on any outdoor premises, no household garbage may be tossed into any outdoor trash bins except closed dumpsters, and all building entrance doors must be kept closed.
