<p><b><span style="text-decoration: underline;">News from the Board Room</span></b></p>
<p>There have been a few changes to the make-up of the Board of Directors over the past few months.  We bid a sad farewell to Irene Barsotti and Hugh Flanagan and we thank them tremendously for their dedication to our community and all their hard work. They were valued members our team and they will be missed.  In their place we welcomed Jack Knudson and Susan Wortsman.  Please join us in welcoming and thanking them for joining us.  We are looking forward to a productive year.</p>

<p><b><span style="text-decoration: underline;">Security Update</span></b></p>
<p>As you know, there was a break-in in the main garage back in November. A few cars were broken into and stolen from.  The Greenburgh police are still investigating and believe they have a lead.  Hopefully we will have more information as it becomes available.</p>
<p>Safety of our residents is a top concern.  We have cameras being installed in the garage this week that will be recording 24/7. There will be 4 high definition security cameras in the main garage that are capable of recording day and night and can store over 30 days of video. In addition, we are exploring additional bids to have cameras placed at both entrances of the complex to monitor everyone coming in and out, on foot and by car.</p>
<p><b><span style="text-decoration: underline;">Complex Maintenance</span></b></p>
<p><b><i>Gas Conversion in Buildings 91 and 51</i></b>:  The gas connection in building 91 was finally signed off on and turned on by ConEd on Tuesday, January 15, 2013.  This will save us a significant amount of money in the winter months.  ConEd pushed this back several months due to hurricane Sandy and their need to deploy resources to other areas.  After much persistence from management and the Board, they were here this week to finalize one of the connections.  We are waiting on their update about when they will come back and connect 51.</p>
<p>Because of the work that has been done, Con Ed has made some <b>temporary</b> asphalt repairs in these areas. This spring, after the tanks have been removed the asphalt will be redone properly when the asphalt companies reopen. Please use caution when walking in these areas. Cones have been placed at these sites and we have done our best to make the area as safe as possible until such time as this work is completed. We thank you for your continued cooperation and patience during this project.</p>
<p><b><i>Roof Repairs</i></b>: The roofing company began the repairs to the roofs caused by Hurricane Sandy this week and will finish the job as best they can weather permitting.  We will update you on their progress.  Much of these repair costs will be covered by our insurance due to the fact it was storm damage.</p>
<p>The roof on building 5 was replaced back in November and the gutters were cleaned out.</p>
<p><b><i>Heating Issues:</i></b> Several shareholders have complained that their apartments are too hot. We had our engineer come through and take a look to find that one boiler was not grounded so the temperature was not regulating properly. The Board discussed the need for all boilers to be recalibrated since this seems to be a common theme. A meeting will be held with the engineer and the Board to discuss the heating system and the work still needed to continue to make the system efficient and save us money.</p>
<p><b><i>Painting of Hallways: </i></b>The hallways in Building’s #35, #51, #137, &amp; #155 have been primed, plastered and painted due to poor condition and concerns from residents about lead paint. The Board has discussed painting all the hallways over time and will be discussing new paint colors.<br />
<b><span style="text-decoration: underline;">The CCR Website</span></b></p>

<p><b><span style="text-decoration: underline;">Other Updates</span></b></p>
<p><b><i>Hurricane Sandy</i></b>: Thank you for all your support and patience during and after the hurricane. A huge thank you to Bob and Kevin for responding so quickly to all the issues and helping to find a way to reroute some of the electrical work so we could all have hot water.  They worked tirelessly to make sure we were all taken care of to the best of their ability.  The power was finally restored by Con Ed on 11/8/12 after</p>
<p>10 days.  The Board has been researching and discussing how to prepare for future storms. Generators have been discussed and we continue to have the issue of 7 boilers on the property and cost and storage of these generators is a challenge.</p>
<p>Further investigation is taking place for long term planning.</p>
<p><b><i>2013 Pool Season:</i></b> Based on the challenges we have had over the past few summers, we consulted with several shareholders at a pool committee meeting in October and voted and agreed to not renew the contract with American Pool and Management. Instead, the pool will be run in house and will hire 2 of its own lifeguards. Thank you to the committee for your time and input.</p>

<p><strong><span style="text-decoration: underline;">Pool</span></strong></p>
<p>Thank you for your patience with us as we worked out some issues at the pool this summer. We have communicated all the issues we ran into with the pool management company and please know these are being addressed.</p>
<p>We are happy to report that construction at the pool house is finally completed and it came out great.  We ran into many issues throughout the project and it put is very behind.  Again, we appreciate your patience with us throughout this season.</p>
<p>We will be discussing the pool season as a Board in the coming months and identifying all the issues we ran into this summer to come up with a plan to avoid them in the future.</p>

<p><strong><span style="text-decoration: underline;">New Playground</span></strong></p>
<p>The new playground behind building #54 has been installed and is ready for use.  Please take your children down and enjoy it!</p>
<p><strong><span style="text-decoration: underline;">New CCR Website</span></strong></p>

<p><strong><span style="text-decoration: underline;">Maintenance Updates</span></strong></p>
<ul>
<li>Paving of new road was completed this summer.</li>
</ul>
<ul>
<li>Tree trimming around the complex was completed.  There were a lot of dead branches that needed to be trimmed to avoid serious damage in the event of any type of storm this fall/winter.</li>
</ul>
<ul>
<li>Boilers &#8211; Underground Storage Tanks at #51, #52 &amp; #91: Civitano dug the trench for the removal of the tank at Building #91. Con Ed will inspect and then it can be backfilled and closed. Management is still waiting for approval from Con Ed for the conversion at #51. A new oil tank was installed at #52 as the conversion was not possible due to the tanks location. Management has a meeting with the Health Department on 10/3/12 to update them on progress.</li>
</ul>

<li>The BOD has been meeting with and interviewing several oil companies to make sure we are getting the best prices for the coming winter.  We are down to a few finalists and will be making a decision soon.</li>
</ul>
<p><strong><span style="text-decoration: underline;">Finance Committee</span></strong></p>
<p>The finance committee and the BOD are working very diligently together on the budget for 2012/2013.  Our goal is to remaining fiscally sound while taking a hard look at our expenses and keep spending to a minimum in the coming year. More information will be distributed about this in the coming weeks.</p>

				<content:encoded><![CDATA[<div class="page-restrict-output"><p>A quorum was secured for the Shareholders’ meeting and the election results from the annual meeting on Thursday, May 3rd, were the following: Irene Barsotti, Hugh Flanagan and Piotr Grebski were re-elected. Robert Cervellione, William Estilo and Alana Silverman were elected to the Board.</p>
<p>Several plant installations will be performed this spring to beautify our property but more importantly, they will be done to help control erosion problems as well as areas that are in need of some color, filling in or improvement. Our ability to do more is at a minimum due to other, more important issues the Board has deal with in relation to the maintenance of the buildings and property overall.</p>
<p>The fire escapes are in the process of being scraped and repainted to bring them up to code according to the Greenburgh Fire Department regulation standards.</p>
<p>A ramp was installed at the curb by Building #51 to accommodate residents’ easement to the road.</p>
<p>The pool bathrooms are being updated and will be ready for the beginning of the season in May. The plum trees within the pool area will be removed before the pool opens. One was severely damaged from the last wind storm and the other will be taken down as it continues to produce fruit and poses a hazard to residents walking on the pool deck and attraction to rodents by the dropping fruit. A free standing awning of some type will be put in its place for residents wanting to have some shade at that end of the pool.</p>
<p>All unmarked garden beds have been mulched. Since this has been completed, any yellow taping can now be removed for the rest of the spring/summer/fall seasons. Please try to keep ornamental fixtures in the individual garden beds to a minimum to maintain order and keep a more unified look throughout CCR’s property. This applies to all garden beds.</p>
<p>Playground on the hill. When any parents are utilizing this playground, please remember to make sure that both of the green gates are sufficiently closed when entering or leaving the playground. And please make sure that the cover to the sandbox is securely closed before leaving. This will ensure all of our children’s and adult’s safety.</p>
<p>In the near future, the canopies for the maisonettes and balconies will be installed. Some of them will be replaced based on their poor condition. They will be of similar colors to coordinate with our current ones.</p>
<p>A second brown bench will be installed this spring on our new road near the current one.</p>
<p>In the last month, only two cars were booted.</p>
<p>As the warmer months arrive and more time is spent outdoors by everyone, we should deal with our neighbors, board and management in a kind and respectful manner. We are a large and diverse community and everyone’s needs should be taken into consideration.</p>

A second brown bench will be also be installed near the first one currently there.</p>
<p style="text-align: justify;">The pool bathrooms will be renovated and updated this spring, in plenty of time for the 2012 pool season.</p>
<p style="text-align: justify;">Work will begin this spring to scrape and paint all fire escapes. This will be an ongoing project over the next two years until they are all completed.</p>
<p style="text-align: justify;">Felice Landscaping has already begun their spring cleanup of CCR grounds as well as some grass seed planting. A detailed notice will go out regarding garden bed turnovers and mulching, so that if you don’t want your garden bed disturbed/mulched, it must be sufficiently marked off. In that regard, if you choose to do this, it will be the individual resident’s responsibility to tend and maintain those garden beds so they are kept up.</p>
<p style="text-align: justify;">There is a need to remove and replace 3 underground storage tanks for our boilers. This will involve excavation near our buildings. Notices will be posted to all residents near these buildings prior to the commencement of any work, so that sufficient arrangements can be made for them to enter and leave their buildings without much disruption.</p>
<p style="text-align: justify;">All the private garage doors have been replaced with updated ones and corresponding numbers have been posted.</p>
<p style="text-align: justify;">Some tree work was performed by Sav-a-Tree to eliminate some serious tree issues and preventing any potential accidents. Additional tree work will be done as spring arrives.</p>
<p style="text-align: justify;">Two new trees were planted at CCR. One was an Alberta Spruce near building #137 donated by a CCR resident and the other was a Turkish Filbert that was planted within the playground on the hill.</p>
<p style="text-align: justify;">The brown fences around the property are being repainted where needed. The yellow parking space lines will also continue to be repainted as they fade over time.</p>
<p style="text-align: justify;">The number of cars booted of between November and March were a total of 8. No other activity was reported or witnessed.</p>
<p style="text-align: justify;">The CCR Annual Shareholders’ meeting will be scheduled for early May at Sacred Heart School gymnasium. Details will be sent to all shareholders with the confirmed date. All board members are up for re-election: 3 for another one year term and 3 for another two year term. Two of our current board members will not be running for re-election, so this is an opportunity for any of our dedicated and interested shareholders to step up and serve their community. If you are interested, please submit your profiles to our board email address “countryclubridge.org” so that they can be included in the April packet going out to all shareholders for consideration. This May’s meeting must have a quorum representation of more than 51% of the shareholdings of CCR in order for the election to be valid and legal. Please consider attending the meeting. If that’s not possible, then please make sure that you give your legal proxy to another shareholder who would represent your shares for voting purposes only.</p>

				<content:encoded><![CDATA[<div class="page-restrict-output"><p style="text-align: justify;">Our first flea market on our new private road was held on Sat. Sept. 10th.  The second one was held on Sat. Oct. 15th.  Both events were successful. Proceeds from these events will go towards replacement shrubs around the property.<em></em></p>
<p style="text-align: justify;">The annual Halloween Parade for all CCR children, originally scheduled for Saturday, Oct. 29th was postponed to the raindate (snowdate!) of Sunday, October 30th. With the onset of the snowstorm that Saturday into Sunday morning and so much debris and damage around CCR, it was unfortunately cancelled. It was finally held Saturday, November 5th. Fifty-four residents attended and everyone enjoyed the new location for the event. Consideration is being deliberated about having it in this location in the future.</p>
<p style="text-align: justify;">A stone wall was installed on the left side of Rockledge Road, below building #51, replacing rotted railroad ties.</p>
<p style="text-align: justify;">Our landscaper will complete the fall clean up and then perform a final fertilization and lime treatment to prepare the property for winter. Various kale plants have been installed at the maintenance office.</p>
<p style="text-align: justify;">Plans for replacement of several trees that we have recently lost will be of a flowering kind to bring more color to areas around the property for next spring. Prior to these, two trees will be installed shortly, one a Turkish Filbert tree within the playground on the hill and another Alberta Spruce tree near #137, which is being donated by a CCR resident.</p>
<p style="text-align: justify;">Blacktop has been applied to needed areas around the complex. In addition to this, the yellow demarcation lines between parking spaces are in the process of being painted to be made more visible.</p>
<p style="text-align: justify;">Maintenance. Two floor buffers were  purchased and the porters are in the process of stripping and re-waxing all the hallways for the holidays. The hallway windows are also being cleaned.</p>
<p style="text-align: justify;">All boilers have been cleaned and are ready for the colder months.</p>
<p style="text-align: justify;">New canopies for the maisonette units are being purchased and will be replaced next year on an ‘as needed basis’ depending on the condition of our current ones. Eventually, they will all be replaced to maintain a uniform look around the property.</p>
<p style="text-align: justify;">Parking. Over the past several months, several cars have been booted, as follows: Aug: 2 cars, Sept: 7 cars and Oct: 3 cars.</p>
<p style="text-align: justify;">Piggy back space usage. For those who use these spaces, we encourage that they be used, whenever possible, by members of one family, so as not to inconvenience other neighbors who may need to get their car out and would not want to be blocked in, especially in the case of an emergency.</p>
<p style="text-align: justify;">The remaining 9 private garage doors will be replaced with the newer version and finally they will all be the same and updated. The newer doors retain heat within the garage area which is cost effective.</p>
<p style="text-align: justify;">The Parking License Agreement had been further reviewed and suggestions from several residents were deliberated over by the Board and our lawyer. Its final version was rewritten by our lawyer taking into account any suggested changes that could be incorporated and was distributed to all residents who currently have either main or private garage spaces. We appreciate residents taking an interest and devoting their time and voicing their concerns over this document.</p>
<p style="text-align: justify;">Our updated website is in place and currently is now “countryclubridge.org”. Please email the board using our new address of <a href="mailto:board@ccrhartsdale.com">board@countryclubridge.org</a> with your opinions as we begin to improve upon it in the future.</p>

All annual plantings were installed at both entrances and at the Maintenance office. All over pruning of bushes was completed by July 8th.</p>
<p>The pipes running under the private road near #93 to #131 were dug up, replaced, insulated, recovered and paved over. We appreciated everyone’s cooperation while this work was performed during the weekdays by not driving in from the west entrance.</p>
<p>Installation of a small scaled stone wall will be done just below #51/53, replacing rotted railroad ties, by the end of July.</p>
<p>The correct protocol for residents concerning issues within their apt units or the property should be addressed directly to our Property Manager, Ms. Florence Sullivan, either by phone (914-674-2100 Ext. #22) or via email her at <a href="mailto:Florence@HudsonNorth.com">Florence@HudsonNorth.com</a>. Any minor issues should be directed to the Superintendent at the Maintenance office. Any issues addressed to Florence will always be shared with Board members. Residents need not email the board at the board’s email address when it concerns building/property issues. Florence should be contacted so they can be on record and have the issue addressed in a timely manner. By doing this, she will be kept advised of any issues that arise and then follow through to their completion.</p>
<p>Security. Two cars were booted in May and four cars were booted in June.</p>
<p>All residents should make sure they have their pool passes.  Your updated 2011 stickers are available in the Maintenance office waiting for pick up and to be posted on your current pool pass. If you do not have a pool pass, please contact Hudson North for a replacement card and fee of $5. The pool opened for weekdays as of Monday, June 27<sup>th</sup>. The weekday hours as of Mon. July 18<sup>th</sup>, are from 10am to 7:30pm and the weekends are Sat. from 10am to 7:30pm and Sun. from 10am til 6pm.</p>
<p>Four more doors to the private garages have been removed and new ones installed. The numbers will be reposted in the near future. This has been an ongoing project over the last several years.</p>
<p>As of June 1<sup>st</sup>, recycling now includes any containers that exhibit the numbers #1 through #7 on the bottom. Please make sure these numbered items are disposed of for recycling.</p>
<p>According to the New York Department of Environmental Conservation (updated May 2011), it is now safe to dispose of household batteries (Types include AAA, AA, C, D, 9 volt, long life C and D cells used for toys, radios, appliances and flashlights, non-rechargeable alkaline, carbon zinc batteries and rechargeable alkaline batteries) when you dispose of  your regular garbage..</p>
<p>Under New York State law (beginning June 8, 2011), retailers that sell the following types of rechargeable batteries, i.e. Nickel-cadmium, Sealed lead, Lithium ion, Nickel metal hydride and any other such dry cell battery capable of being recharged and battery packs containing any of the above-mentioned batteries, are required to accept from consumers and recycle these batteries for free, during normal business hours. Retailers are also required to post signs informing consumers about in-store recycling programs. Beginning on December 5, 2011, residents of New York State will be required by law to recycle these batteries. Knowingly disposing of rechargeable batteries as solid waste will subject violators to fines up to $200.</p>
<p>Compact fluorescent light (CFL’s) bulbs contain mercury, so they should not be disposed with the household trash. Home Depot is one of many local stores that will accept CFL’s (not tube style bulbs) and also rechargeable batteries.</p>
<p>When residents need to dispose of large pieces of furniture, please bring the pieces down to the dumpster area near the Maintenance office on a Thursday, as regular pickup for such large items occurs only on Friday mornings.</p>
<p>Playground/Vegetable gardens on hill. The green gate latches have been repositioned for easier entering/exiting for all who use the areas. In order to keep them from slipping, please make sure that children are not allowed to stand on and swing on these gates as this poses a danger to them as well as damaging the gate mechanisms.</p>

				<content:encoded><![CDATA[<div class="page-restrict-output"><p style="text-align: justify;">As of January 11, 2011, CCR officially took title to Old Hartsdale Road that runs parallel to East Hartsdale Avenue. As of Tuesday, January 18th, the entrance of the road had been legally blocked off with Greenburgh Police barricades. The “private property” signs were posted. Any vehicles parked on the road as of January 18th were notified with paper notices that they were currently parked on private property and had to remove their vehicle no later than Monday, January 31st and, if not removed, they would be towed away at the owner’s expense. After that date, the road would remain without any parked cars and closed. In the spring, the board plans to evaluate the state of the road, what clean up and/or repairs may need doing to improve its overall condition and then decide on its final usage.</p>
<p style="text-align: justify;">Any and all maintenance issues should be directed to our Property Manager, Ms. Florence Sullivan, at Hudson North Management, via email (“florence@hudsonnorth.com”), phone call (#674-2100 Ext. #22) or by mail, as opposed to emailing the staff. By following this action, all issues will be regularly documented, maintained and followed through to completion and resolution.</p>
<p style="text-align: justify;">Our new porter, Noel Soto, who replaced Osman Diego, began work at CCR in February.</p>
<p style="text-align: justify;">All of the building mailbox lights have been replaced with new and improved ones. The new underground heating pipes between buildings #7 and #159 have been installed and insulated. A new hot water tank was installed as well.</p>
<p style="text-align: justify;">Several marble steps in building hallways are being replaced in order of priority.</p>
<p style="text-align: justify;">Sav-a-Tree will be doing some much needed tree work over a portion of the property in mid-April.</p>
<p style="text-align: justify;">Our landscaper, Felice, was on the property to do the spring clean-up on March 14/15th. Shortly thereafter, they will be returning to turn over all garden beds and later install mulch. As we did last year, any resident who does not want their garden bed touched/turned over, etc., must clearly mark their areas so it is left alone. Please remember, though, that it will then be the responsibility of each of those residents to maintain that garden bed going forward. This marking of your garden bed to be left alone must be done by the end of March. Grass seeding will begin the first full week of April. After the seeding, the landscaper asks if residents could please try to avoid walking on the lawn areas in order to ensure the seed to take root. Shortly thereafter, the beds will then be turned over and mulched.</p>
<p style="text-align: justify;">A reminder to any residents who smoke, to please be considerate of your adjoining neighbors by not igniting your cigarettes/cigars in the common hallways as well as not leaving your louvered doors open if you smoke inside your individual apartment. We all are well aware of the dangers of second-hand smoke. (“House Rule #1. (f) Smoking is not permitted in any common areas, i.e., hallways, laundry, bicycle, storage or boiler rooms, garages (private or main). Anyone who does smoke must confine such activity within their own unit and keep louvered door closed so smoke does not permeate into the common hallway area.”)</p>
<p style="text-align: justify;">Anyone interested in donating funds towards the planting of some trees on CCR property, perhaps in the memory of someone, may contact the Board. This would be most appreciated and would only further enhance the beauty of our property. The exact positioning of any tree installation would be under the combined discretion of the Board and our landscaper.</p>
<p style="text-align: justify;">Parking. One car was booted in December, two in January, four in February and two in March.</p>
<p style="text-align: justify;">Alternate side of the street parking stipulation that exists from December 10th to March 15th is a continuing problem every year since its inception 6 years ago. In order for CCR to attempt to have this revoked entirely or at least partially ban any parking on the left side of the Town’s road during this three month period, we will need to get a petition with as many signatures from CCR residents stating that we are in favor of reducing the number of parking spaces on Rockledge Road. No action can be taken by the Town of Greenburgh until they are in possession of our petition. Beginning in May, we will begin to canvass all apartment units requesting your support and signature on this petition. We will also have a copy of it on hand in the Maintenance Office for resident’s convenience as well. Please add your name to this so we can at least reduce the dangerous hazard during our winter months on this road to ensure all our safety going forward. At the annual meeting, we will have the petition available for anyone willing to sign.</p>
<p style="text-align: justify;">The parking of motorcycles in our main garage had become an issue. As there is a section in the rear of the main garage, we have begun to mark off specific spaces within this area to accommodate parking for motorcycles, for a lesser charge of $25 per month. Any interested resident should contact Hudson North Management for arrangements.</p>
<p style="text-align: justify;">There are two storage cages available in building #62. If anyone is interested in renting, please contact Arielle Bucci of Hudson North at #674-2100.</p>
<p style="text-align: justify;">American Pool Management will be tending our pool this coming season. We hope to have a good working relationship so that the pool is run efficiently as well as meeting the needs of our CCR residents.</p>
<p style="text-align: justify;">The annual shareholders’ meeting is scheduled for Thursday, May 5, 2011, at the Sacred Heart School Gymnasium at 7:30pm. Details to follow in the annual information package to all shareholders prior to the meeting along with all shareholder profiles of those interested in running for a Board position. Three positions are up for re-election – Piotr Grebski, Irene Barsotti and Hugh Flanagan. The parking petition will also be available that evening for residents wanting to include their name and support.</p>
<p style="text-align: justify;">Our 4th annual spring egg hunt is scheduled for Sat. April 23rd with a rain date of Sat. April 30th. A flyer with more details has been distributed.</p>
<p style="text-align: justify;">As spring begins to arrive, we look forward to watching our 4 new trees begin to grow and thrive, especially the 2 trees near the entrance, one a Kwanzan Cherry (pink) and the other a Redleaf Redbud (purple). Another tree is planned for installation within the playground area later this year.</p>
<p style="text-align: justify;">Note: Anyone losing any items, please contact the Superintendent’s office. Currently they have some keys and a Vera Bradley eye case with 2 pairs of glasses.</p>

<p style="text-align: justify;">An additional drain was installed near the stairway by #25M, to improve the drainage issue in that area.</p>
<p style="text-align: justify;">A total of eight cars were booted between September and December 2010. No other crime activity has occurred, thanks to the ongoing surveillance of our undercover police officers.</p>
<p style="text-align: justify;">Our maintenance staff had discovered a leak from the underground heating system between buildings #7 and #159. The contractor excavated down to the exposed heating pipes and leaks were then located. It was determined that these old pipes all had to be replaced because of the numerous pin hole leaks that were found in them all. All 4 pipes, approximately 70 feet each, were replaced with new ones and the area was left exposed for several days to insure that no further leaks existed. The pipes were then insulated and the soil was returned to sufficiently cover the pipe area on December 22<sup>nd</sup>.</p>
<p style="text-align: justify;">Many strings of white lights were installed at both CCR entrances as well as in front of the maintenance office for the holiday season, as well as a wreath for the Maintenance office entrance.</p>

<p>The 5<sup>th</sup> Halloween Parade was a success. Over 50 people attended.</p>
<p>Three trees were planted by buildings #1, #20 and #81M on October 28<sup>th</sup>. A few more trees are in the plans for planting in the spring of 2011.</p>
